Summary

Description

Early 20th century; remodelled from earlier 2-storey and attic

building, and with earlier 19th century wing to rear. 3-storey, with 2nd floor breaking eaves, 3-bay hotel. Harled; ashlar dressings. Base course. Painted margins. Moulded courses between floors. Overhanging eaves.

E (ESKBANK ROAD) ELEVATION: chamfered angles, broadest at ground and corbelled at each floor. Mock-timber-framed gable to centre bay. Segmental-arched door in bay to left, and on chamfered angle to right; 2-leaf doors. 4-light window recessed at ground at centre; corniced 5-light oriel window at 1st floor; surmounted by balcony to 3-light window at 2nd floor. Regularly disposed fenestration to outer bays at 1st and 2nd floor, semicircular dormerheads at 2nd floor.

N (OLD EIDNBURGH ROAD) ELEVATION: 4-light window at ground, window at 1st floor and semicircular dormerheaded window at 2nd floor. Tapered wallhead stack to left. Earlier 19th century, lower asymmetric 4-bay block to right: door between 2 right bays; windows in bays to centre and right at ground; window in each bay at 1st floor; 3 bipartite dormer windows.

S ELEVATION: bipartite window to right at ground, window to left between ground and 1st floors. Tapered wallhead stack at centre. Lower asymmetric 4-bay block to left: door in bay to right of centre; regularly disposed fenestration and window between 2 right bays; dormer window to right.

W ELEVATION: blank. Recessed to right. Several walls adjoined at ground.

Variety of glazing patterns, mainly sash and case with 2-pane lower sashes and 6-pane upper sashes. 2 wallhead stacks to W. Grey-green slates. Red ridge tiles. Original rainwater goods.

About Listed Buildings

Historic Environment Scotland is responsible for designating sites and places at the national level. These designations are Scheduled monuments, Listed buildings, Inventory of gardens and designed landscapes and Inventory of historic battlefields.

We make recommendations to the Scottish Government about historic marine protected areas, and the Scottish Ministers decide whether to designate.

Listing is the process that identifies, designates and provides statutory protection for buildings of special architectural or historic interest as set out in the Planning (Listed Buildings and Conservation Areas) (Scotland) Act 1997.

We list buildings which are found to be of special architectural or historic interest using the selection guidance published in Designation Policy and Selection Guidance (2019)

Listed building records provide an indication of the special architectural or historic interest of the listed building which has been identified by its statutory address. The description and additional information provided are supplementary and have no legal weight.

If part of a building is not listed, it will say that it is excluded in the statutory address and in the statement of special interest in the listed building record. The statement will use the word 'excluding' and quote the relevant section of the 1997 Act. Some earlier listed building records may use the word 'excluding', but if the Act is not quoted, the record has not been revised to reflect subsequent legislation.

Listed building consent is required for changes to a listed building which affect its character as a building of special architectural or historic interest. The relevant planning authority is the point of contact for applications for listed building consent.
